Westbrook Real Estate Company

Real estate development and land advisory from first conversation to project completion.

Strategic Land. Disciplined Execution.

For Landowners

Some of our most rewarding work begins with a family — or an institution — that owns land and isn't sure what it could become. Ranch land held across generations. Acreage acquired decades ago for a purpose that no longer applies. Holdings on the edge of growth that suddenly find themselves in its path.

We help landowners answer the question that's been sitting with them for years: what now?

  • Listen

Every property has a logic of its own — topography, history, neighbors, market position. We spend time on the land before we make a single recommendation.

  • Plan

We translate what the land is telling us into a strategy. Sometimes that means a master-planned community. Sometimes it means a conservation easement, a sale to the right buyer, or simply holding for another generation.

  • Execute

When the plan is right, we manage every step — entitlement, infrastructure, marketing, disposition — or we step aside and advise. The choice belongs to the owner.

    Bailey Ranch

    Aledo, Texas · Master-planned community

A ~900-acre master-planned community in Aledo, Texas. The Bailey family had held the land for generations when they asked Westbrook to help them shape its future. We've served as their exclusive real estate representative since 1998, directing residential and commercial dispositions across multiple market cycles.

A residential community within Bailey Ranch. Westbrook is the developer, handling planning, entitlement, infrastructure, and lot sales.

What We Do

Development and land advisory are the spine of the firm. Brokerage, consulting, and media support that work.

  • Development

We acquire, entitle, and develop master-planned communities and select land projects — our own and our clients'.

  • Brokerage

We represent landowners, developers, and institutional clients across North Texas. We work selectively, on transactions where our experience adds real value.

  • Consulting

Advisory engagements for clients navigating complex real estate decisions — entitlement strategy, site selection, valuation, and long-horizon planning.

  • Media

Photography, drone footage, and marketing materials produced in-house for our own projects and select third-party clients.
